Keys to the tennis courts have been issued to all homeowners of record and are to be transferred to new homeowners as a part of the sale / purchase of a Casa Buena property. Replacement keys may be purchased for $25 each. Please contact any member of the Board of Directors to request replacement keys.

There are restrictions for parking boats, RV's, and trailers within the community. These items must be concealed from public view and cannot be parked on the street. The community CC&R's clearly define these restrictions and subject the homeowner to fines for violation.
Each light pole within the community is numbered on the pole itself. Pole numbers are located facing the street, approximately seven feet from the ground. Please call APS at (602) 371-7171 in the Phoenix area, or (800) 253-9405. Please allow up to 20 working days.
An abandoned vehicle is defined an abandoned vehicle as ‘any vehicle without current required license plates and tags; or that is inoperable, unused, stripped, scrapped, junked, discarded, dismantled, wrenched, on blocks or similar devices, or vehicles with deflated tires.’ The City of Scottsdale considers any vehicle parked on a public street that does move for a 24-hour period or that meets the above criteria to be abandoned. Please call the Scottsdale Police non-emergency number, 480-312-5000, and they will investigate.
Regular trash pickup is scheduled weekly for Monday's and recycling trash is scheduled for Thursdays. Please not that holidays could alter these pickup days.
As a precaution, do not approach any wild animal, and do not leave pets or small children out unattended. You can call one of the companies below to have the animal relocated. Don’t allow the animal to make itself comfortable around your house. If you see the animal, spray it with a garden hose, blow an air horn, bang pots/pans — anything to make the animal feel uncomfortable around you and your home. Your common wall is not something that the HOA has jurisdiction over. We recommend that you approach your neighbor regarding the matter, so that it may hopefully be resolved in a fair arrangement.
The assessment is the periodic amount due from each homeowner to cover the operating expenses of the common area and provide for reserve funds for replacement of common facilities in future years. Your assessments are due annually. Statements will be sent for assessments as a reminder of the amount due.
There is no concrete answer to this. Typically the Civil Code provides for annual increases, but not to exceed 5 percent per year without the vote of the membership. The Board of Directors may approve an increased budget, increasing your assessment up to this percentage in order to cover increased costs of operating and maintaining the common area and sufficient reserve funds.
The maintenance and management services incurred by the Association are dependent upon timely receipt of the assessments due from each homeowner. Late payments will result in a late charge as assessments are due on the first of the month. In addition, the CC&R’s allows the Association to charge late charges and interest and proceed with a lien on your property, or foreclosure proceeding for nonpayment of assessments.
